Executive Summary

Overview

Ocean View lies just outside the beautiful seaside village of Kommetjie in the Western Cape. Kommetjie and the surrounding area has become very popular over the last several years, owing to its beautiful scenery and good standards of service delivery.

Currently, there are no retailers or shopping centres in the suburb of Ocean View itself, with residents having to travel long distances to the nearby malls to do their shopping.

With a population in excess of 15 000 people, both retailers and the residents of Ocean View will greatly benefit from the development of a shopping centre.

Founding

Ocean View was established in the 1960’s as part of the Group Areas Act, with the suburb today still resembling the demographics of that time.

As the name implies, Ocean View has an expansive view of the Atlantic Ocean, including beaches and mountain views.

Ocean View has a relatively young population with many young families and young adults staying in the area. There are multiple primary schools and a secondary school.

Living Standards

Ocean View has good basic living standards with paved roads, running water and proper sanitation. Most houses are brick-and-mortar detached homes, or blocks of social housing.

Ocean View has well developed infrastructure which is regularly maintained by the local municipality. The roads are neat and generally well-kept, with street lights and tidy sidewalks.


Household Income

It was mentioned by local residents that a large number of them work for Government institutions such as the local Schools as well as the South African Navy and local dockyards. A lot of the local residents are gainfully employed with stable income, with some households having dual incomes.

Location of the Shopping Centre

The proposed Shopping Centre will be located within a residential area, easily accessible to both pedestrians and vehicles. It is bordered by individual detached homes, blocks of social housing and a secondary school. Proximity to residential neighborhoods will ensure a steady flow of potential customers. The local residents will benefit from this close proximity.

The site is located in Milky Way, extending from Hydra Avenue to Carina Way, and is 5448m² in total, and sits along a gently sloping incline
